OT - House - am I being too impatient?

We went to see a house on February 28th. We decided then and there that we are going to take it. I think it is a pretty good deal. Although it is priced over it's last assessed value, it also has had a lot of work done to it which makes up for it, IMHO.

The guy said he would do a Contract for Deed. We agreed and agreed to the higher down payment than what we had offered originally.

Two weeks later, he came to town and met with me to talk about items that I wanted to have put in (he is in the process of remodeling the laundry/entryway and main floor bath) and what color shingles I wanted. He also had a few provisions (pretty normal) that he wanted to put in the contract. He told me that he would send me the contract when he got it how he wanted it.

A week later, I still hadn't got it so I sent a text asking about it. He said he was going to call that there was some kind of hold up but later in the day sent me a blank contract. It is the same contract that you can get from the state commerce website. The same one we are using for the people buying OUR house in a C4D. He said that he was going to have to go to the county courthouse to find out the actual legal description. I found it in 5 minutes online and filled it in. Then sent it back to him.

I also found out that he was behind on property taxes. I asked if he wanted us to pay them and just take it off the amount that we were going to put down. He said that was fine and that was one of the "hold ups."

Another week goes by. Nothing. I sent him a text and email the day before yesterday. I picked out all the stuff that I had to pick out with the allowance he noted. Didn't hear back from him. Yesterday, DH called the guy and left a message just saying that we needed to know if this was still a go blah blah blah.

Nothing.

We already had moved the date we were moving in from May 1 to June 1. It worked out for both of us as he didn't know if he could get everything done in that short of a time period and we are also remodeling where we currently live.

I don't know if it is unreasonable for me to be getting annoyed now. It's almost a month after we said we'd take it and we STILL don't have a contract signed. He hasn't taken the ad down either. I keep having dreams that he calls us and says that he sold it to someone else.

I know when WE got an offer on OUR house, we wanted to get that contract to them and legalized ASAP!

You didnt pay the taxes for him did you?

I would tell him you need that contract to sign by certain date and if he doesn't have it then you will have to pass.

Something is off.

We haven't paid anything yet. We didn't have a formal inspection. Just looked over everything that we could see for ourselves with our past experience. It's been very well maintained.

He is an older guy and doesn't have a computer. He also lives in the boonies. I don't know if this is what is causing the problem or not. Maybe he IS trying to get a higher offer. I just don't understand.

In our area, the housing market is VERY tight. I am trying to find a place out of town (but still in commuting distance) with some land. Almost impossible. This place is on almost an acre. Not as much as I wanted but better than the postage stamp lawn we have now in town.

I'm nervous if this doesn't go through that we are going to have to spend another summer dealing with our crazy-partying-loudly-outside-our-bedroom-window neighbors.

Sally you forgot check the Utilities account is up to date as well. If not the new owner is liable for all of the arrears and can be cut off if the account is unpaid.

They changed that here recently. Our municipalities are in dire straits.
