O/T Hopefully Have the Upstairs Unit Rented Out
With Covid, I was starting to worry if there would be any applicants at all. Then they started flooding in via several ads I had put in (apartments.com, etc) Now this is what you would call a B-C grade area. All of the applicants had criminal records, single moms, foolish crap on social media, etc. Some of them complained about their current landlord (big red flag for me), one lady tried to have a friend pose as her former landlord (yeah this ain't my first rodeo), one woman called with FIVE KIDS for my 2 bdrm apt.
Finally found a young couple with a 10 yr old. Of course not perfect but no criminal record and no silliness on social media. Didn't complain about their current landlord and their info checked out. Their income to rent ratio is good. they also have a rental history which some of the above people didn't have.
Getting the sec dep and first months rent this Friday and signing the least starting July 1st. Appliances are going in this Thursday.
This is NYS so you're not supposed to screen on evictions. What a stupid thing that is!

Hopefully this young couple will be good renters! I have had to rent homes as we moved before and I hated it. The last time we got a management company. It is so much work and so stressful to screen people, but I am sure you do a way better job than those companies!
